DAP is RAJUK's Detailed Area Plan for Dhaka, covering 2022–2035; it sets what each area can be used for and how tall buildings may be. Before buying land or a land share, confirm the plot's zone and permitted height with RAJUK yourself. The plan was revised in 2025, so check the latest gazetted version.
However good a plot's location, it's of no use to you if a residential building isn't allowed there. Checking the DAP catches that risk early.
Why DAP matters
- Land use: whether the plot is in a residential, commercial, agricultural, flood-flow or open-space zone.
- Building height: how many floors or how much floor area is allowed for the road width and area.
- Number of flats: fewer permitted floors means fewer flats in a land share, and a higher cost per owner.
Check DAP step by step
- Collect the details: note the plot's mouza, dag number and road width from the deed.
- Find the plot on the map: locate the plot on RAJUK's DAP map by mouza and dag, and see its zone.
- Confirm at RAJUK: after checking the online map, confirm the zone and permitted height at the relevant RAJUK office.
- Ask for the clearance: ask the seller for the plot's RAJUK land-use clearance.
- Match the plan: check that the floors in the approved plan are within the DAP height limit and match what the seller promises.
Be careful
- Check it yourself even if the seller says "there's no DAP problem"
- Be wary if more floors are promised than the DAP allows
- Rules may have changed after the 2025 revision, so don't rely on old information

Frequently asked questions
What period does the DAP cover?
The current DAP covers 2022 to 2035. It was revised in 2025, so check against the latest gazetted version.
What information do I need to check DAP?
You need the plot's mouza, dag number and road width. You'll find them in the deed and khatian.
What if the plot is in a flood-flow or agricultural zone?
Residential building is usually not allowed there, so buying a land share on such a plot is risky. Don't pay without written confirmation from RAJUK.
